Rent
Your deposit payment of 25% of the holiday price once confirmation has been received from us secures your booking. the balance is due 30 days before the arrival date.
Cancellations
We operate a flexible cancellation policy between 60 and 2 days of your arrival. Please read the terms here.
Damages and Breakages - Security Deposit
The hirer is fully responsible (to the value of a new replacement where appropriate) for any damage to the holiday home or any damage to or loss of any of its contents. On leaving the cottage an inspection will be made and any damage of breakages will be deducted from the damage deposit (£115). Should the costs exceed that of the security deposit then the hirer will be responsible for the excess charge.
We are reasonable and understand that small breakages may occur.
Cleaning
Guests are expected to leave the cottage clean and tidy when vacating..
Arrival/Departure
Entry to the holiday home will be at 4.00 p.m. on the arrival date and departure must be no later than 10.00 a.m. on the final day of the letting period (unless special arrangements have been made with us). Please do not arrive early as we need time to prepare the cottage.
Number of Guests & Pricing
Except with the prior written consent of the proprietor, no persons other than those named on the booking form may occupy the holiday home. The proprietors reserve the right to terminate the letting forthwith in the event of breach of this condition.
Pets & Smoking
The cottage has a pet and smoke free status.
Children
The cottage is located on a working farm with large machinery and livestock and as such are very dangerous places to live especially for children. Children must be accompanied at all times by an adult when outside of the cottage perimeter fence.
Farm Access

Expressly no access is permitted to the fields, farmyard or any other areas. There is ample access to hundreds of acres or common land behind the house which we will advise of on your arrival.
Personal Belongings
All property of the hirer is the responsibility of the hirer and the proprietor accepts no responsibility whatsoever in the case of damage to or loss of such property. You are advised to take out your own insurance.
Internet
Due to the rural location of the property and its distance to the exchange there are occasional times that the broadband service is interrupted. We cannot be held liable for failures in the service provided but will make our best endeavours to get the broadband back on line as soon as feasible. It is only suitable for leisure use and and no liability is accepted for business users.
The above terms and conditions may be superceded by those stated within the booking form.
